Epsom Surrey’s The Ashley Centre has been given a major boost with fashion and lifestyle retail giant Primark joining the premier shopping destination as its key anchor. It will open in early 2025 taking over the former House of Fraser space.

The announcement endorses and enhances the CBRE IM-operated centre’s ongoing £7 million refurbishment, “which is set to see significant upgrades to the scheme”. In will be completed late summer and includes a refreshed interior and a new entrance.
Primark will occupy 44,000 sq ft of the former HoF space, sitting adjacent to the scheme’s central square near retailers such as JD Sports.
It will feature Primark’s full offer, incorporating menswear, womenswear and childrenswear, as well as accessories, beauty, home, and lifestyle.
Louisa Butters, Head of Retail Asset Management UK at CBRE IM, said: “Primark’s signing is a significant moment [with the] opening [marking] another milestone in our repositioning project that underpins our long-term strategy for the revitalisation of the Ashley Centre.”
In 2025, the Ashley Centre introduced a raft of new openings such as JD and Deichmann, forming a key part of the centre’s leasing strategy to evolve its retail and F&B offer.
