Work has begun on London’s new South Molton Triangle with co-developer Grosvenor signalling the £500 million scheme will usher in a “new era of international significance” for the UK capital’s West End.

Building on the new Elizabeth Line’s opening at Bond Street, the mixed-use development “will regenerate a strategic location in Mayfair”, Grosvenor said.
At the heart of the scheme, the development will deliver 267,000 sq ft of “best-in-class office space, retail, and leisure”. It will also give South Molton Street a much-needed boost as the once-highly-regarded destination for niche boutique fashion (it was home to Browns for decades) has suffered a steady decline in recent years.
Located next to Oxford Street and the new Bond Street Elizabeth Line station, the South Molton Triangle “will be the first port of call for millions of people visiting the West End every year”, Grosvenor noted.
“With… the Bond Street Elizabeth Line station having capacity for 140,000 passengers a day, this new location will provide a new gateway into Mayfair, attracting [around] £6.5 million of spend per year. Nearly 1,000 permanent jobs will be created upon completion”, it added.
Other elements of the development include the restoration of Georgian era buildings on South Molton Street to provide new retail, among other uses, alongside a 5-star boutique hotel opportunity on Brook Street, which could also be hugely important for delivering more affluent consumers to the area’s stores.
Across all its phases, “the project will enhance the unique character of Mayfair, preserving historic building façades… while investing £8 million in a greener, cleaner more pedestrian-friendly public realm”.
In line with Grosvenor’s sustainability commitments, the project will target net zero carbon in operation and construction, it said.
Work on South Molton Street’s associated retail has begun while work on the hotel is due to start in 2025, with all elements of the scheme scheduled to complete in 2027.
