London’s Marylebone High Street continues to attract niche fashion brands to the area known for its village atmosphere. And such is the demand for space there, the neighbourhood’s major property company Howard de Walden Estate claims occupancy is an impressive 98% as two more names are added to its roster.




Contemporary Danish fashion brand Ganni has just opened at 69 Marylebone High Street with the affordable luxury, B Corp brand having taken over the former Aesop store.

Also opening at 39 Marylebone High Street, luxury leisurewear brand Derek Rose is set to open before Christmas.

Rob Kirk, Head of Retail & Leisure at The Howard de Walden Estate, said: “As long-term and responsible stewards of Marylebone, it is our role to ensure a timeless appeal and unique offering so that visitors, local residents and our tenants are provided with an enjoyable place to visit, shop and work.

“In welcoming [these] different occupiers, we are further enhancing the appeal of Marylebone Village as we approach the festive season – and beyond.

“Demand for spaces remains strong, supported by our vibrant streets and the positive footfall experienced across the estate.”

Howard de Waldenis continuing to bounce back from the pandemic, with its performance for the year ended in March, seeing rental income increasing 9.2% to reach £147.8 million. 

Retail income rose by 7.5%, “underpinned by strong occupier demand and trading, which was reflected by a recovery in footfall”.

Profit after operating costs rose to £99.3 million from £88.4 million a year earlier, and ‘revenue profit before tax’ increased 16.7% to £74.9 million.

That said, the business made a pre-tax loss of £102.3 million, which included a £199.5 million loss from revaluing investment properties.
