Plans have been approved for The Hut Group’s new logistics content creation studio in Manchester, taking the 272,000-square-foot project one step closer to becoming reality.

The online beauty and wellbeing business, which owns brands including Espa and Lookfantastic.com, is planning to build a new development called Icon in the Manchester Airport area.

The scheme will provide a 168,000-square-foot warehouse plus 104,000 square feet of office space over four floors, where up to 2,000 people will work on the company’s expanding logistics function and create content for the group’s digital brands.

Additionally, the Hut Group is building a new 280,000-square-foot office building at Airport City North. Together, the developments are expected to create up to 10,000 jobs.

Matthew Moulding, founder and chief executive officer of The Hut Group, said: “This is an exciting time for THG. Following THG’s acquisition and integration in 2025 of Hangar 7, the UK’s leading content studio, Icon is our next step in expanding the group’s content production and logistics capabilities dramatically.”

The development will be delivered by Icon Industrial, a strategic joint venture by Stoford Developments and TPG Real Estate.

Construction on the new studio could start as early as March 2025, according to local media reports.
